As the temperatures drop and we settle into the fall season, the South Lake Tahoe real estate market is showing signs of a seasonal slowdown. This year has been full of fluctuations, particularly with interest rates, which have continued to impact buyer behavior and affordability. However, even with these rate changes, we still have movement in our market, especially for properties priced strategically. Seasonal slowdowns are common, especially around Thanksgiving, Christmas, and election season. It will be interesting to see if post-election buyers feel encouraged to take action, re-igniting our market through fall and into winter.
As for rates: in California, the current average interest rate for a 30-year fixed mortgage is around 7.28%, while the 15-year fixed rate is approximately 6.44%. I always advise my clients to explore different loan options and connect with a mortgage broker to solidify a financial strategy before entering the market and touring properties. Knowing what you can afford helps focus the search.
